Selling property at the moment is a numbers game.

There are 3 important number that will help determine how quickly your property sells:

The number of viewings.

 The asking price being realistic .

The agents commission.

1. The more people that view your property either on-line or in person will vastly increase the chances of selling your property. Our network of agents on the coast will ensure that should one of their clients be interested in the Hondon area , your property will be made available to them.

Agents on the coast know their area inside out and can tell you in great detail the pro's and con's of Playa Flamenca v's Punta Prima and why La Zenia is a better bet than Villamartin.

If you look at many of the people that live in the valley, they original bought their Spanish dream home on the coast. They moved to Spain for a better standard of living, however with time and perhaps a little hindsight they realised that inland living offers the best of both worlds, the authentic Spain with all the amenities at close hand and no traffic jams in summer!!!

When they sell these coastal properties they put them on with coastal agents, and yet these agents rarely have a portfolio of suitable inland properties to show them. This is where we come in. By acting as a broker we can put your property infront of many more prospective purchasers than simply putting your property on a website or in a shop window.


2. Setting a realistic asking price is imperative. I want to sell your house, but only if you do!

We are all only to aware of the difficulties facing the property market at the moment, not only here but also back in the UK. There are a lot of hurdles to overcome in order to sell a property. The slow moving UK market with few buyers and lack of suitable financing all have an impact on people being able to sell up and move to Spain. The market here is even worse in Spain. In the UK prices are maintained artificially high by the shortage of properties, however in Spain there is a massive oversupply of properties.

Your price should be determined on the price of other similar properties in the area and any improvements you have made, but also taking into acount that the housing market in Spain and the UK are in recession. Please also take into account that if you intend changing your euro's back to sterling that at present the exchange rate is in your favour, so this may give you the room to reflect this in your price.

3. Fees! There are "fly buy" agents on the coast who charge between 15% and 20% commission. The norm is between 5% and 8% . Acting as a brokerage we are able to reduce this cost to 2.5%. All we ask is that you let us know that the advertised price is inclusive of our fees or not. This is agreed at the first consultation/meeting. The only other cost is a 50euro listing fee (refundable upon completion).Featured property is 100 euro per month (refundable upon completion).
