Article #55 Tax Reduction in Valencian Region.
Good News for Property Buyers in the Hondón Valley – Purchase Tax Reduced in the Valencian Community
If you have been considering buying a property in the Hondón Valley, La Romana, Aspe, Pinoso or anywhere else in Alicante Province, there is some welcome news.
From 1st June 2026, the Valencian Community has reduced the Property Transfer Tax (ITP) on resale properties from 10% to 9%.
Whilst a reduction of 1% may not sound particularly exciting, when you are buying a home in Spain it can represent a significant saving and leave you with more money to spend on the things that really matter.
A new swimming pool? Solar panels? A modern kitchen? Or perhaps simply more money left in the bank to enjoy your new life in Spain.
What Exactly Is ITP?
One of the questions we are often asked by buyers is:
"What additional costs do I need to budget for when buying a property in Spain?"
The biggest purchase cost after the property itself is usually the Property Transfer Tax, known in Spain as ITP (Impuesto sobre Transmisiones Patrimoniales).
This tax applies when purchasing a resale property, which includes the vast majority of villas, country houses, fincas and village properties we sell throughout the Hondón Valley and surrounding areas.
The tax is calculated as a percentage of the purchase price and is paid by the buyer shortly after completion.
What Difference Does 1% Make?
More than you might think.
Let's take a few typical examples from our local market:
| Purchase Price | ITP at 10% | ITP at 9% | Saving |
|---|---|---|---|
| €200,000 | €20,000 | €18,000 | €2,000 |
| €250,000 | €25,000 | €22,500 | €2,500 |
| €300,000 | €30,000 | €27,000 | €3,000 |
| €400,000 | €40,000 | €36,000 | €4,000 |
For many buyers, that saving will cover a large proportion of their legal fees, notary costs and land registry fees.
Others may use the money to furnish their new home, install air conditioning, upgrade a bathroom or simply enjoy a few extra weekends exploring Spain.
Why This Matters to Overseas Buyers
Many of our clients come from the United Kingdom, Belgium, the Netherlands, Germany, France and Poland.
When planning a move to Spain, buyers naturally focus on the property price, but the purchase costs are equally important.
Reducing the transfer tax makes buying in the Valencian Community even more attractive and helps buyers keep more of their budget available for settling into their new home.
After all, moving country is not just about purchasing a property. It is about creating a lifestyle.
The Hondón Valley Still Represents Outstanding Value
One of the reasons buyers continue to be attracted to the Hondón Valley is value for money.
We regularly hear comments such as:
"I can't believe how much house I can buy here compared to back home."
Whether it is a traditional finca surrounded by almond groves, a modern villa with a swimming pool or a village property within walking distance of restaurants and cafés, buyers often find they can achieve much more with their budget here than in many parts of Northern Europe.
The reduction in ITP simply makes that value proposition even stronger.
Is Now a Good Time to Buy?
Nobody has a crystal ball when it comes to property markets, but what we do know is that Alicante Province continues to attract buyers from across Europe.
The combination of sunshine, excellent healthcare, international airports, a relaxed pace of life and comparatively affordable property prices continues to make this part of Spain extremely popular.
The tax reduction is another positive step and one that buyers are already beginning to notice.
Our View
At Hondón Valley Homes, we welcome any measure that helps buyers achieve their dream of owning a home in Spain.
The reduction from 10% to 9% means that buyers now keep more money in their pockets, making the move to Spain that little bit easier.
If you have been considering a purchase in the Hondón Valley or the surrounding areas, now may be the perfect time to start your search.
After all, if you could save several thousand euros on your purchase, what would you spend it on?
A larger terrace? A swimming pool? More time enjoying the Spanish sunshine?
Whatever your answer, it is always nice to have the choice.
