Located on the slopes of the Algayat range, close to te village of La Romana, you will find this stunning property with commanding views of the valley to the mountains on the other side and west towards Murcia and east towards the coastal areas.

The villa is located along a bumpy track, so not great for sports cars however we averaged about 15-20km for the approximately 1km length of the track, so you should take this into account…… however to get these view you need to be somewhere special and this villa is.

THE PLOT:

The 10.654m2 plot has about 3500m2 fenced and used for day to day living and the remainder to the side and behind the villa is left au-natural to be walked and explored when the fancy takes you.

The 3500m2 area is walled and fenced. There is a sliding driveway gate that leads to a shaded parking area beneath specially “trained” trees specifically chosen to make a natural car port. On the lower tier of the plot you will find mature trees planted. On the top tiers you will find two garden sheds and raised beds for growing vegetables. There is a wide variety of fruit trees planted as well.

POOL AREA:

The middle tier is where you will find the villa itself along with the beautiful heart shaped swimming pool of 50m2. There is a large pool terrace overlooked by the shaded wooden pergola to the side of the villa. From the pool and the sun terrace you almost have the feeling of an infinity pool as the land drops away and you look at the mountains on the other side of the valley. There is also a pool wc.

Below the pool terrace is a large water deposit which stores 21.000lt (21m3) of water for the villa and gardens. This is delivered by local tanker at a cost of approximately 120€/21m3 for drinking water.

THE VILLA:

The villa itself consists of 4 double bedrooms all with fitted wardrobes. The master bedroom also has an en-suite shower room. There are 3 further bedrooms with one currently used as an office and a guest shower room.

The villa has a large bright living room and dining room with patio doors leading to the pool terrace and a brand new pellet burner to compliment the hot/cold air conditioning.

There is a large well equipped family kitchen with breakfast bar, gas 5 ring hob and access to the utility area and separate pantry/second utility space.

The villa has a central vacuum system with two points throughout the villa to which the vacuum hose attaches allowing the villa to be cleaned quickly and easily. There is also a central vacuum point in the kitchen where you can brush all the waste to and with a flick of a switch it is sucked up!!!

Please remember that this villa is located approximately 1km along a bumpy track and you would ideally need an SUV or 4×4 in order to use the track on a regular basis.
