TMT Special Video: From the Vine to the Table – The story of the Hondon Valley Grape.

Last year (2023) following a fruitful idea we took time out with our friend and local vineyard owner Javi Barbero to help explain the vineyards dotted around the Hondon Valley and why some grapes are bagged and some not.

What is a Touristic License?

We are often asked by clients who have an idea that they want to rent out theoir property if a property for sale has a touristic licence and 99% of the time the answer is NO. This is because you would only apply for one if the property was rented out….which most are not. So this article explains what needs to be done in order to rent out properties in GENERAL. Please note that each area may have different rules and requirements, so it is something you need to check with the local town hall or your lawyer.

A touristic license is your passport to renting out your property as a delightful tourist accommodation. Unlike a fixed term, the key criterion for obtaining this license lies in the purpose of the rental. If your property is intended for holiday, leisure, or tourist purposes, a touristic license is a must-have. Additionally, if you promote it through tourism marketing channels or enlist the services of companies managing tourist accommodations, securing this license becomes essential.

When is the Touristic License Needed?

It’s crucial to note that the touristic license is not necessary if your property is leased to someone using it as their main residence, even for a short duration.

Every region has its unique regulations, and obtaining a touristic license ensures your property gets listed in the central Registry of tourist homes, accessible to the public.

Requirements/Documents Needed

For renting out your property, certain general requirements apply, regardless of location:

All bedrooms and the living room must have direct ventilation and window-darkening systems.
The property should be adequately furnished and equipped for immediate use.
Hot water availability.
A first-aid kit.
A complaints book.

Specific requirements vary across regions. For instance, in Andalucia, a License of first occupation is mandatory. Depending on your property’s age, alternative documents may be considered. In the Valencian region, an urbanistic certificate from the Town hall is necessary, and displaying a registration sign is compulsory, much like in the region of Murcia.

Fees and Process Duration

Fees for obtaining the license differ by region. In Comunidad Valenciana and Andalucia, there may be no charge, while in Murcia, fees depend on the number of places available in the accommodation.

The processing time varies; for example, in Andalucia, online applications expedite the process, while in Comunidad Valenciana, obtaining the urbanistic certificate might extend the timeline.

When Can I Rent Out My Property?

Renting can commence once your application is submitted to the Tourism authorities. In Andalucia and Murcia, you might receive the registration code simultaneously. In Valencian areas, the final registration code may take 8 to 12 weeks, but renting can start upon application submission.

Landlord Responsibilities

Landlords need to provide a visible sign in Murcia and Comunidad Valenciana, identifying the property as touristic accommodation. Reporting tenant identities to the Police or Guardia Civil is mandatory in all regions. In Comunidad Valenciana, civil liability insurance is required, along with a strongly advisable insurance against claims.

Change of Ownership or Deregistration

Inform the corresponding Registry of any alterations, whether it’s a change of ownership or the decision to deregister your property from touristic rentals.

Taxation

Landlords must present quarterly tax returns on generated income and incurred costs. Deductible costs, applicable only to EU tax residents, include community fees, Town Hall rates, mortgage costs, management company fees, and accountancy fees. Non-residents may need to pay tax in Spain and declare income in their home country.

As we enter the quieter winter months and the property market start to slow down it is best to make the preparations now if you are thinking of listing your property for sale in the coming months.

As the vibrant beauty of spring approaches and buyers from Northern Europe make contact with Hondon Valley Homes to arrange viewing appointments , it’s the perfect time to prepare your villa for sale in the picturesque Hondon Valley. Selling your property can be a smooth and successful experience if you plan ahead and make sure every detail is in order.

Here is Hondon Valley Homes comprehensive guide to help you get your villa ready for listing in the spring:

1. Choose a Legal and Registered Estate Agent:

Research reputable estate agents in the Hondon Valley with a proven track record and positive client testimonials.

3. Review Villa Documentation:

Gather all essential documentation related to your property, including title deeds, building permits, and property tax records. We normally advise our vendors to take all the documentation to their own lawyer to have them run through and highlight any areas that need to be updated and apply for any documents that may be out of date. It is better to do this now or at least start it now so that everything is acceptable when a potential buyers lawyer takes a look at the documents.
Verify that your villa has the necessary certificates and permissions, ensuring a hassle-free sale.

4. Attend to Odd Jobs Around the Villa and Garden:

Take a critical look at your villa and address any minor repairs or maintenance issues. This includes fixing leaky taps, replacing broken tiles, and repairing doors or windows.
Enhance your garden’s appeal by trimming overgrown plants, mowing the lawn, and planting seasonal flowers that will be in full bloom when potential buyers are coming to view.
My advice is to drive through your front drive and take a critical look at your own property. This is the first impression that your potential buyer will get……. make it a good first impression.

5. Painting and Decorating:

Consider a fresh coat of paint in neutral, inviting colours to make your villa look well-maintained and inviting.
Rooms need to be light and bright even on overcast days.
Replace outdated fixtures, such as lighting, electrical sockets, to give your villa a modern touch.

6. Create a Warm and Inviting Atmosphere:

Stage your villa to highlight its best features. Arrange furniture to maximize space and create a cozy ambiance.
Let in natural light by cleaning windows and using light, airy curtains. Adding a few decorative elements can create a welcoming vibe as can a few strategically placed lights in darker corners. It is important that bathrooms and kitchens are light and bright and meticulously clean.

7. Professional Photography:

Ensure your agent takes high quality photographs as well as video.
These are what will draw in potential buyers and it is your shop window to the world. If you have staged your property beautifully the photos should “POP” and it really makes a difference.
Ask for a video of the villa and drone images/video where possible.
